We are actively looking for Analyst Interns within a variety of our business lines who are interested in developing a career in real estate and would like to join our team in September 2020. Intern, International Portfolio Management Analyst (Vancouver) This role will support QuadReal’s International Portfolio Management, Asset management, Development and Valuation teams. The candidate will gain a broad exposure across the four divisions by providing analytical support across multiple asset classes and geographies. The intern will work closely with the Investment team, Research and Finance to ensure consistency and accuracy in portfolio analysis across QuadReal’s International portfolio.

Advance QuadReal’s agenda for driving insight at the portfolio level by contributing to scenario modelling, cash flow forecasting, debt and liquidity analysis
Understand and be exposed to all aspects of the real estate lifecycle – acquisition/development, business plan implementation, stabilization and disposition
Maximize the total return for each asset through the analysis of property fundamentals and identifying opportunities for improved performance
Assist with the quarterly NAV sign-off process, invest performance, real estate operating metrics, and other KPIs
Collect and validate operational, performance and benchmark data from various internal and external sources
Work with multiple teams to audit and maintain proprietary databases and reporting dashboards for accurate and timely reporting
Assist in the preparation of monthly/quarterly and ad hoc management reports for senior management, board meetings and BCI

Intern, International Investment Analyst (Vancouver) will support all members of the International Investment team in Vancouver. This is a junior professional role, actively participating and supporting the International team to develop and execute the International Real Estate Strategic Plan. The intern will help to execute the strategic plan by engaging in analysis of the current investment portfolio, conducting detailed due diligence on investment programs, partners, and investments, and providing recommendations to senior team members to enhance the performance of the portfolio.

Underwriting real estate investment opportunities in both asset and corporate level structures across all property-types
Authoring and contributing to investment memoranda and supporting investment committee discussions
Building and updating complex financial models to analyze new and existing investments
Performing confirmatory due diligence for both asset and corporate level structures
Monitoring and updating the investment pipeline
Interpreting financial analysis results and identifying key investment merits and risks
Supporting real estate portfolio management activities including evaluation of portfolio performance, regular investment monitoring calls, third-party meetings with partners and consultants, reviewing annual capital plans, and reviewing quarterly and annual valuations
Keeping current on major political and economic events that impact real estate investments internationally

Intern, Development & Investment Analyst (Vancouver) this role will support QuadReal’s Domestic Development and Portfolio Management teams. Together these teams are responsible for evaluating and reporting the performance of the investment portfolio, conducting acquisition and disposition underwriting, managing transactions and joint venture relationships, executing strategies for the development pipeline, and producing investment memorandums, letters of recommendation, research reports, brochures and studies to drive decision making.

You will work with the investment teams to prepare return calculations and analysis for potential transactions, including the creation of cashflow models to anticipate future performance and the presentation of financial modelling outputs and conclusions.
You will perform market research for investment opportunities, evaluate past investment financial performance, gather data on competitor – or other comparable – product, and help interpret the economic backdrop behind investments.
You will track market data pertaining to real estate investments within the BC region, aiming to create a comprehensive database for use by the investment teams.
You will assist in the creation of approval memorandums for the purposes of new acquisitions, development & construction of existing development assets within the development pipeline, and disposition of non-strategic assets both within the income producing and development portfolio
You will assist in periodic development updates, providing support to the development and portfolio management teams in creating new cashflow forecasts and budgetary inputs.
You will analyze and review quarterly reports, financial statements and investment documents.
You will partner with colleagues to prepare internal reporting using your strong writing and presentation acumen to summarize portfolio performance and deliver insight for key stakeholders, including QuadReal’s Board of Directors and senior management teams.

Intern, Mortgage Investments Analyst (Victoria or Toronto) – the Mortgage Investments department invests in commercial mortgage debt opportunities in both Canada and the United States. The Analyst will assist with the monitoring of portfolio investments, preparing portfolio reporting, and conducting due diligence and analysis of potential mortgage investment opportunities. Responsibilities include:
Assist in the monitoring of portfolio investments
Assist in preparing portfolio reporting
Tracking commercial mortgage opportunities
Assist in the analysis, review, and recommendation of investment documents, contracts, amendments, and consents
Assist in analyzing direct mortgage investments
Conduct research to support investments opportunities
Assist in conducting due diligence for investment opportunities
Actively adhere to compliance and risk management policies

Intern, Research Analyst (Vancouver or Toronto) QuadReal’s Global Research team supports the global investment mandate of QuadReal and is responsible for conducting property market, capital market and macroeconomic research for the Americas, Europe and Asia. Responsibilities include:

You will support the analysis of global real estate market trends by tracking and interpreting data on economics, demographics, and capital markets
You will contribute to and assist in the development of presentations on market trends and strategies
You will assist in formulating strategies based on real estate market analysis and forecasts
You will support real estate investment underwriting by providing market analysis
You will contribute to multiple strategic research projects

Qualifications and Experience
Education – Completing university degree with major in Real Estate, Finance, Mathematics/Statistics, Computer Science or Economics. Working towards CFA an asset
Analytical – Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets.
Communication – Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages.
Organization – Must be able to allocate time effectively and work under pressure to meet tight deadlines, handle multiple demands and competing priorities, and adapt to new ideas and change. Comfortable following direction but also contributing to the direction.
Software – Must have advanced knowledge of Excel, PowerPoint and Word; knowledge of Argus Enterprise a plus.
Relationship – Must be extremely proactive and work well in a collaborative environment, with the ability to take guidance but then move projects forward independently.

Experience – Previous experience working with a real estate company (asset manager or developer), real estate brokerage or advisory firm, appraisal firm, or real estate lender is desirable. A strong interest in developing a career within real estate is essential.
