Reporting to the Maintenance Coordinator, the Maintenance Worker is responsible for performing required maintenance tasks throughout Ladco’s residential and commercial properties as directed by the Maintenance Coordinator. The Maintenance Worker will be required to work on a rotational basis throughout all Winnipeg properties and adhere to Health and Safety and Work Alone Procedures at all times.

JOB RESPONSIBILITIES:

· Work with tenants, resident staff, and contractors at various residential and commercial properties of the Company (the “Company Properties”).

· Follow workplace safety, building, plumbing, electrical codes.

· Participate in working alone program.

· Perform routine maintenance to Company Properties.

· Carry the company’s cell phone and be available 24 hours per day to respond to emergencies.

Buildings and Grounds:

· Repair, patch and paint drywall

· Repair flooring, vinyl and ceramic tile

· Re-install baseboard, vinyl and wood

· Repair and/or replace doors, windows, screens, hardware

· Repair and/or replace kitchen and bathroom cabinets, countertops

· Repair roofs, including shingles, pitch boxes, flashing

· Repair and/or install fencing, bollards, signage

Plumbing

· Investigate and troubleshoot problems

· Repair and/or replace taps, sinks, toilets, pipes

· Clean drains

Electrical

· Investigate and troubleshoot problems

· Replace lamps, tubes, ballasts

· Repair intercom systems

· Assist in fire alarm testing

· Replace and test smoke detectors

Mechanical

· Perform boiler start up and shut downs, repairs and adjustments, water treatment

· Service exhaust and air make up equipment

· Replace filters

Appliances

· Repair fridges, stoves, dishwashers

· Replace and reconnect fridges, stoves, dishwashers, garburators, washers and dryers

General

· Maintain grounds free and clear of snow, ice, litter in good condition.

· Assist in preparing suites ready for occupancy on turnovers.

· Assist in refurbishment program.

· Complete inspections and identify hazards, damage or other issues requiring attention.

· Other duties as assigned.

QUALIFICATIONS/PERSONAL ATTRIBUTES:

· Strong technical skills as it pertains to general building maintenance, plumbing, electrical, mechanical and appliances.

· Strong customer service focus. Builds strong positive relationships.

· Dependable, reliable, organized, able to manage and prioritize multiple projects, meets deadlines.

· Knowledge of and understanding of building codes.

· Adheres to all Safety and Health standards.

· Collaborates effectively with diverse individuals.

· Effective written and verbal communication.

· Proficient with standard office software applications, quick at learning new technologies.

· Able to be flexible in schedule, respond to after hours calls on a rotational basis.

· Clear Criminal Record Check Required.

· Valid drivers license and reliable vehicle required.

EDUCATION AND EXPERIENCE REQUIREMENTS:

· Minimum of 3-5 years in related position.

· Proven technical knowledge/skills in general building maintenance, plumbing, electrical, mechanical and appliances.
