Position Overview:
Integro is looking for a Junior Project Manager for our Surrey, BC location. This is a full-time salaried position and the incumbent will report directly to the Senior Project Manager and VP of Operations.

The Junior Project Manager’s job description will include, but not limited to the following responsibilities:

Admin

Communication and participation with coworkers, consultants, clients as required by telephone, email and in person;
Write letters, memos and emails. Prioritize emails and phone calls and respond in order of priority on a daily basis;
Work in a team environment by demonstrating Integro’s core values;
Able to deal with basic administrative and technical issues in nature;
Basic knowledge of Microsoft Project, Procore, etc.;
Keep an organized and continuously updated (daily) file structure for all documents;
Ensure objectives and due dates are respected for both internal and external team members;
Prepare and distribute meeting minutes for each project;
Responsible for printing and scanning documents. Verify documentation;
On a daily basis, keep track of all work executed in the format of own choosing (journal);
Fulfill all the projects set milestones and deadlines;
Report to the VP of Operations and Senior Project Manager monthly, via Project Summary Report, to confirm health of the project;
Regularly monitor the finances, Budget vs. Actual Costs of the project with the assistance of the VP of Operations and Senior Project Manager;
Begin to understand Integro’s product and installation practices;
Basic understanding of CW shop drawings and architectural drawings;
Discretion, judgement and tact to handle confidential information. Review with VP of Operations first;
Must have good interpersonal skills and excellent verbal and written communication skills;
Basic planning ability, goal driven and being able to work independently with a basic ability to work with and through others with minimal supervision; and
Balance conflicting priorities.

Education

Bachelor’s Degree or Diploma in Architectural Technology Construction Management or Engineering.

Years of Experience

Minimum 1-2 years of experience in curtain wall and/or equivalent engineering/Architectural construction experience.

Working Conditions

On site work environment involves some exposure to hazards or physical risks that require knowledge of an adherence to basic safety procedures and precautions;
Promote health and safety;
Work environment requires wearing PPE, following H&S standards;
Full Health and Safety training required (working at heights, WHMIS); and
Flexible to work overtime as required.

Junior Level

Begin to work independently on their own project (1-2 small size projects – Contract Value ranting from $500k to $2.5M) from start to finish, requires approval from the VP of Operations, working towards an Intermediate role, main point of contact with clients, along with VP of Operations.

Job Specific Duties

Project Award
Sales/Estimating will set up the Project Turnover Meeting. They will educate you on the scope of work and details included in the proposal/award final negotiation
Pre-Construction
Contracts: The PM will receive a copy of the fully executed contract (including contract value). With the assistance of the VP of Operations and Senior PM, the PM is responsible to thoroughly review and understand the scope of work. All questions related to the scope are to be reviewed with Sales/Estimating.
Project Team: The Project Manager will be assigned a project team. They will be responsible to report on their team’s performance during the project. They will be responsible to report any issues to the VP of Operations and HR (The VP of Operations and CAO will establish the Resource Plan for the Projects).
Job Cost Forecasts/Budgets: With the assistance of the VP of Operations, the PM is required to create job cost forecast/budgets, 12 months roll-out at the beginning of the project and 3 months roll-out thereafter, for all cost codes, including: materials, shop labour, equipment, shipping, engineering, and overhead. Review job costs sheets and provide cost adjustments.
Schedule of Values: Finance and VP of Operations will lead this initiative.
Construction
Schedules: The PM is responsible to create/maintain a project schedule using Microsoft Project. All updates to the schedule must be updated on a monthly basis. Provide a 2 week look ahead schedule to field team, outlining required activities.
Progress Meetings: Reoccurring weekly/bi-weekly/monthly meetings are required to review the schedule and project/production plan.
Turn-Page Meeting: Review drawings with Job Captain prior to submission.
Updated Project Drawings Meeting: Review updated project drawing with Estimating (Design, IFC, etc.) and evaluate potential impacts to scope of work.
Site Coordination Meetings: Attend or send someone else in your place to attend all client meetings.
Project Close Out Meeting: Required towards the end of project substantial completion.
Design: With the assistance of the VP of Operations, monitor the Design Assist Process/Decisions. Schedule and plan for visual mockups (VMUs) and performance mockups (PMUs). Ensure design provides storyboards to production.
RFI: Review requests for information and forward for review to clients, if required.
Submittals: Manage submittal process, including identification of required submittals per specifications and coordinating their completion with the appropriate project team members.
Vendors: With the assistance of the VP of Operations, review quotations from vendors and make sure they are in line with the project’s budget.
Product Testing: Ensure Sealant Adhesion and Compatibility Testing is submitted.
Progress Billing: Provide on time progress monthly billing to Project Accountant for invoicing to client. Make sure all major Subcontractors submit their monthly billings on time.
Change Orders: With the assistance of the VP of Operations, submit all requests via CCO to Estimating for final approval by the President. Ensure to follow up with the client to close out all outstanding/open PCOs. All Cos submitted to and received by the client must be filed with the Project Accountant.
Purchase Orders/Invoices: Review and approve project Pos and invoices.
Site Instructions/Chage Directives: Review and evaluate potential impacts to scope of work.
Subcontractors: To be negotiated and approved by the President and/or VP of Operations.
Field, Site Visits and Deficiencies: Work closely with the field team to ensure that they are following up with field suppliers, placing orders/provide material take-off, schedule shipment of materials, ensure the implementation of Integro’s Site Quality Plan with the internal forces or subcontractors and work closely with the field super to setup a project site office. Review with the VP of Operations the approval of all extra costs to the project (i.e. equipment rental, etc.). Conduct field reviews of construction progress and Site Super’s Log on a regular basis (at least twice a month). Review Integro’s Contractor’s deficiency list/punch lists and coordinate completion of items to ensure successful project close out.
NCRs: Review NCRs received from shop teams and field and respond or forward for review/action as required. Follow up on close out of all NCR with appropriate project team members.
Risks: Monitor production progress in shop and analyze issues/risks against budget with VP of Operations.
H&S: With the Assistance of the H&S Coordinator, ensure that Integro’s H&S Plan is being implemented in the Field
Bunking: PM to provide the Project/sites parameters on bunking to Production
Close Out
Project Close Out: Confirm with Finance the project close out docs (warranty letters, maintenance manuals, compliance docs and as-builts) can be released. Save all project close out docs within the folder structure and ensure that all project files/drawings/samples, etc. are properly archived with the Chief Administrative Officer.
